100 YEAR OLD FARMHOUSE TRANSFORMATION
This project showcases our latest custom home building endeavor, highlighting our commitment to quality and craftsmanship. Situated in the heart of Baltimore County, this property originally featured a charming but dilapidated 100-year-old farmhouse. We undertook a comprehensive rebuild transformation, meticulously preserving its historical charm while incorporating modern amenities and design elements. The project involved updating the structural framework, installing energy-efficient systems, and enhancing the interior and exterior aesthetics to create a beautiful, functional home that honors its heritage.
BUILDING DESIGN SPECIFICATIONS
HOMESITE
Home sits on 3.3 acres of buildable land. Public sewer and water supply.
FRAMING
Entire floor system for all levels reframed with 2x12 douglas fir lumber
ELECTRICAL
The entire electrical system is brand new.
All basic power feeds are atleast 20 amp circuits.
All lighting fixtures are LED.
PLUMBING
All new plumbing system installed using Pex-A plumbing ( cold expansion)
Brand new sewer line installed to city hookup – 110ft
Brand new 2inch water line connected to water meter – 130ft
Plumbing distribution manifold installed using ¾ piping to service each bathroom & kitchen.
We use a 5500 dual element electric hot water heater.
HVAC
We have a 9 zone / 6.5 ton / 19 Seer - Mitsubishi minisplit system to cover heating and cooling for 3300sq ft.
That uses 2 outdoor units that supply for 9 indoor wall mounted units.
INSULATION
House is wrapped with exterior and interior insulation
Exterior sheathing is 2inch Zip sheathing insulated panels with an R-Value of R-9.
Interior walls are 5 inch cavities filled with open-cell spray foam with a n R-Value at 17.5
DRYWALL
All drywall (350 sheets) are mold/mildew resistant drywall sheets.
SIDING
The house is wrapped with James Hardie cement panels (4’x10”) at 5/16 thickness
ROOFING
We have 2 roof systems.
The addition roof system is a commercial warm roof system. There is 5.2 inches of foam insulation on top of the sheathing covered by 60mil black rubber TPO.
The original house roof system is layered with brand new high-wind resistant architectural shingles.
BATHROOMS
All 4 bedrooms have their own en-suite bathroom.
2 bathrooms have deep tubs
2 bathrooms have custom walk-in showers.
KITCHEN
The kitchen exhaust system is a 400cfm over-the-range fan ducted to an outside vent.
WINDOWS
There are a total of 26 windows.
12 windows are 8x4 ft commercial 1inch thick insulated glass panels.
14 windows are New Construction Double Hung w/ Built in J Channel 990 Series LowE/Argon Glass with a .28 U Factor
